Advising Clúid Housing on Landmark €160 Million Residential Acquisition

We were pleased to have acted for Clúid Housing Association in its acquisition of a 328-unit residential development at Airton Plaza, Tallaght, Co. Dublin. The €160 million transaction marks one of Clúid’s largest cost rental schemes to date. The development comprises 238 cost rental units and 90 social units and was acquired by way of a forward purchase following practical completion.
Completion was required before Clúid’s principal lender, the Housing Finance Agency, reached its year-end cut-off in early December. Securing the development ensured that it contributed to Clúid’s annual unit delivery targets.
Our cross-disciplinary advisory team was led by Head of New Homes, Rachel Carney and Construction Consulting Partner, Paul Bassett. They were assisted by Consultant Niamh O’Grady and Associate Stephen McGonagle.
Rachel Carney commented:
“This transaction is a significant milestone in the continued expansion of cost rental housing in Ireland. We were delighted to support Clúid in securing this development within a tight deadline, ensuring much-needed homes were delivered on time. It demonstrates not only our expertise in handling complex real estate transactions but also our commitment to helping our clients navigate critical, time-sensitive deals that make a real difference in the housing sector.”
